Why would I want to sell my business?
Many estate agents turned to lettings a few years back because of the world economic position hitting the residential sales market so hard. It was an opportunity for many to top up the income whilst the storm was ridden. Fast forward to today and lettings is considered admin heavy, with very small fee income. With the imminent and controversial Tenant Fee Ban as well as the recent GDPR implications of being fined or sued, many are looking at off loading their agencies, or the lettings portfolio to agents that already have a large infrastructure to cope with keeping the right side of the law and economies of scale to make it profitable.
Tenant Fee Ban
The proposed tenant fee ban was introduced to parliament 2nd May 2018 and once passed, it will be illegal to charge any fees to tenants. Income from tenant fee income usually forms approx 40% of all lettings income and is set to hit letting agents hard. To maintain profit, staff redundancies are inevitable relying on the business owner to become more and more heavily bogged down with admin themselves.
With the recent change in data protection rules, the new GDPR means estate agency is changing forever. The new rules are complex and difficult to translate by us humble estate agents. There are multiple facets to the new regulation and you are legally responsible (at risk of heavy fines that can equal 4% of the companies turnover) for ensuring you have proven data processing consents as well as separate marketing consents and storing and holding sensitive data securely. We have been working hard on a national level implementing procedures to ensure we meet the EU directive.
