Professional HD Photography

We can take photos, right? Well we all take photos these days with our camera phone and to be honest, that is fine for most photos. However, camera phones only work well in really high levels of light and taking photos inside properties are more of a challenge. That is why all our sales properties have photos provided by an expert third party photographer using an SLR camera. The other challenge is to get ALL the room in rather just a corner of a room. To achieve this, all internal photography is taken using a wide angle lens (not fish eye as this then gets too much floor and ceiling in) which doubles the amount of room width that can be captured in 1 photo. The other major factor for consistently getting good quality pictures is the time taken in ‘post production’. Our photographer will work on each photo ensuring good light balance, high dynamic range and colour saturation are adjusted to ensure your home is presented as close to how it is in real life as they can. If you would like us to do the photography for you, but still want our low cost option, we can add this to your package for a small fee.


Professional floorplan

It is well documented that potential buyers like to look at the internal layout before they decide if they wish to view the property. Also, floorplans include the total square footage of the property and potential buyers can then compare the size of a number of properties with each other to gauge which has more space.


Rightmove premium listing

Make sure your property is seen by even more buyers on Rightmove by utilising a Premium Listing now standard on every all-inclusive package. Your ad will be larger, have a background and will display 3 photos instead of one. Your listing can get up to 30% more clicks when you have a Premium Listing. If you would like the premium listing, but still want our low cost option, we can add this to your package for a small fee.


Negotiating the sale price with the potential buyer

This is the part of estate agency that can make £10’s of £1000’s worth of difference. Our trained negotiators know how to read buying signs and have already formed a relationship with the potential buyers and will already know their motivations. If you would like us to do the negotiating for you, but still want our low cost option, we can add this to your package for a small fee.


Legal set up - ‘Memorandum of Sale’ to solicitors

Once a negotiated offer has been accepted, it is then necessary to provide all 4 parties (buyer, seller and both solicitors) a memorandum of sale, detailing all the key points of the offer that has been agreed as well as ensuring that both sides have the necessary information about all parties to ensure the sales process is expedited.


Chasing the sale through, up and down the chain

Your home will appear on the three main online selling sites; Zoopla, PrimeLocation and Rightmove and you will benefit from interested parties calling into our Town Centre offices. You can call on the team at any time for advice or support and we can also offer expert mortgage advice.


You may wish to add further services to your package. For example, if you don’t want to show people around yourself, we could add unlimited accompanied viewings. Or maybe you think that rather than take your own photos you would benefit from professional photography and this can simply be added too.
